NEVER, NEVER, NEVER have I had the kind of above and beyond effort from an escrow officer as I’ve experienced with Ann Smith. We have had 2 extremely difficult transactions recently that without Ann’s perseverance and dedicated professionalism would never have closed. In both transactions the usual “client shows up at the escrow office ready to sign during normal business hours” simply wouldn’t happen. In both instances Ann took it upon herself to accommodate the clients by going to their homes after hours to walk them through the signing process.
The first one required that she go through the documents line by line for the seller ( a couple of hours worth of work). Have you ever read out loud every line of the Purchase Agreement and all counter offers before? Painful. She stayed in touch with me throughout the entire process. Between the listing agent, the listing agent’s principle broker and myself she was able to get the documents signed to the seller’s satisfaction.
The 2nd evening visit included going to McMinnville during our most recent snow threat in February. And that was after she waited late at the office the night before as well as showing up early the next morning waiting for loan docs that didn’t show up until the late afternoon. Did Ann complain or boast? No, she took it in her stride as part of her personal mission statement “I’ll do whatever it takes to make the deal close”. Just another day at the office for Ann.
She steps in and tracks all of the documents needed without being asked. She stays one step ahead of me at every turn. Frankly, she is spoiling me. I’ve never had an escrow officer (or company for that matter) take such personal responsibility for keeping all the marbles that inevitably roll down the hill in a transaction going in the same direction at the same time.
I want to commend you all for stepping into the void and creating a company that has reset the bar for professional services (and has set the bar so high). I truly never imagined this kind of service from escrow and title. And while I’m at it, your customer service is awesome. Everything I want or need is in my inbox within 30 minutes. You’re killing me!
I’ll never have another escrow officer (I’ve been through a few unfortunately) as long as Ann’s around. I even have to arm wrestle other agents who insist on WFG but with another escrow officer.
I hope you will take the time to commend Ann on the truly outstanding job she is doing. She is an amazing asset to your awesome company.

USDA program changes took effect for all loans that did not have a commitment issued prior to 10/1/11, where there would be .3% monthly insurance added onto the loan, and that monthly MI does not ever fall off—it is for the life of the loan. Prior to that cutoff, loans would not have any Monthly MI on them. We ordered prelim from WFG on a last minute rush to try and get our borrowers’ refinance in before these changes took effect.
Well, docs are out on our deal, Nikki Brooke just sent over the estimated hud, and is scheduling the signing three days ahead of our “drop dead” date. WFG’s rapid responses and continuous communication has greatly assisted us with getting this deal done before the program guidelines effected it.
Thanks to you guys’ AWESOME customer service, we have been able beat the guideline change and have managed to save our borrowers quite a chunk of change.

I was introduced to Jenn and WFG Title a little over a year ago. I have to admit I was a bit skeptical about a “new” title company and I was satisfied with my current escrow officer. After meeting with Tammy London and Jenn Riba for coffee; I was impressed with the professionalism, the “can do” attitude and the sincere desire to meet my needs.
A year and many transactions later, I am still impressed.
Exceeding the expectations of the client (me) is not always an easy task. I believe that those of us that work in a sales and service environment have higher standards when it comes time for us to be the client. Jenn Riba and her team, without fail, rise to that challenge every time and yesterday was a prime example.
I had three transactions for one borrower. They had to close simultaneously. One of the transactions had a second mortgage combination tied into it. Literally four sets of documents needed to be signed and yesterday was the deadline or my borrower would have had to pay over $1200 in extension fees.
The signing appointment was at 3:30pm. My borrowers arrived at 4pm. The last set of closing documents arrived at 5:30pm. The signing was finished at 6:45pm. Never once did Jenn, Tracy nor Melissa show anything but a calm “we’ll get it done” attitude. Jenn always makes me look like a Rock Star to my clients and yesterday was no exception.
With thanks to the Riba Team for their efforts, I am enjoying a record breaking production for August. Over $2.1M of that was business I sent to WFG because they consistently earn it.
Kudos to WFG for continuing to provide a culture for their employees that allows them to show up and do what it takes to be Number One!

I recently ordered some labels from a title company I split my business with, I am loyal to the escrow officer and had to say the least favorable customer service as I tracked the sales rep down, followed up on my own, didn’t get things as promised , skipped the sales rep and went to customer service myself and received labels 2 weeks later that were blotchy and running out of ink, and I didn’t even know they were dropped off Friday!
In the past when I had ordered labels from WFG they were nice and looked just like the business card and the presentation we want to show for our company. Every item counts, even a label.
Things like this make you shine even more and I’m sorry I don’t ever stop you to tell you without something like this happening. I love your attention to detail, presentation, fast responses, follow up and great customer service, again the entire package. I know WFG would never put me through the above scenario.
Brett is amazing at what he does and Justin and Kate & Heidi as well. You are all so efficient and make it so I can productively do my job faster and easier and not have to spend time trying to get address labels every day when I can be doing sales!
